El proyecto consiste en realizar una plataforma inmobiliaria online. Para esto se tiene que combinar el desarrollo de una parte web junto a un backend que realice la extracción, transformación y carga de datos realizados con web scaping. La plataforma debe contar con las siguientes características: Referencia: [login to view URL] I. Visualizaciones básicas: Visualización de datos de múltiples portales inmobiliarios en Chile (Portal Inmobiliario, TocToc, Yapo, El Mercurio, Goplaceit) referidos a: a. Precios. b. Programa c. Metros Cuadrado. d. Equipamiento e. N° Estacionamiento, Bodegas, gastos comunes. f. Descripción, orientación. g. Otros 2. Visualización de índices de seguridad.(Contamos con la fuente). 3. Visualización de índices socioeconómicos.(Contamos con la fuente). 4. Visualización de tasas comerciales (Contamos con la fuente). 5. Visualización lugares cercanos(transporte, servicios, áreas verdes, establecimientos educacionales).(Contamos con la fuente) 6. Visualización de movimiento de personas en el sector. (Contamos con la fuente). 7. Visualización de ruido en el sector. (Contamos con la fuente) 8. Visualización proyectos comerciales y públicos en sector. II. Visualizaciones análisis: 1. Precio arriendo promedio publicado en un sector a partir de filtros. 2. Plusvalía en un sector(según datos históricos del conservador(contamos con estos datos). 3. Promedio precio venta último período en un sector y filtros(contamos con los datos). 4. Tiempo promedio publicado de anuncios de ofertas inmobiliarias en el sector. Tanto para arriendo y ventas. (A partir de los datos extraídos de los portales inmobiliarios). III. Aplicaciones importantes para el cliente: 1. Selección de mejoras ofertas de venta de inmuebles según función objetivo que considere: - Variables consideradas anteriormente. - Cálculo de dividendos a pagar. - Posible precio de arriendo de propiedad a comprar. - Comparación precio de venta, plusvalía y tiempo que duran las ofertas inmobiliarias en el sector. - Ratios(de punto 3) 2. Simulador de dividendo. (Contamos con las fuentes para realizarlo). 3. Ratios de: - Rentabilidad Arriendo/precio - Rentabilidad Arriendo/pie - Rentabilidad arriendo-contribuciones/precio - Rentabilidad Índice arriendo/Dividendo Para este punto contamos con las fuentes y metodologías para realizarlo. 4. Posibilidad de subir una propiedad a la plataforma y poder ver datos, índices, ratios y función objetiva relacionada a esta.
