Our Real Estate Investment website ([login to view URL]) caters to investors who are looking to flip or hold properties. It is unlike regular RE website since we cater to investors. We have decided to create a new site from scratch instead of revamping the existing site.
Scope : Design, Dev, Test, Deploy
Required Workflow (High Level):

• Write the script to download the base feed via RETS API ([login to view URL] ) for at least 1 year (more the better, if NWMLS allows). Initially we want only 4 counties but need the provision to add / modify per our needs. Listing type for which feed needs to downloaded : R – Residential, CD – Condominium, MH - Manufactured Home, MT - Multi-Family, V - Vacant Land, RT - Rental.
• FYI we will provide the RETS login but you would need to sign the NWMLS agreement.
• Incremental RETS Feed : We want to have our DB updated in near real time i.e., as and when NWMLS is updated our DB is updated ASAP as per NWMLS rules.
• For the latest listings (new / updated), call the Zillow APIs to obtain the FMV (Fair Market Value) + Rent zestimate. Compare the list price against the Zillow FMV to find deals. Calculate the PITI (Principal, Interest, Taxes and Insurance).
• Email & text the admin as and when properties added or updated which meets the criteria set by the admin. Criteria is saved via the admin setting and besides the regular search parameters like bed #, bath #, location etc., search parameters include cashflow, Cash-on-cash, cap rate, equity etc.,
• When admin logs in he should be shown properties that meets the saved admin criteria, from the last time admin has logged in. Properties are shown on the map and listings are shown below it. Admin users do their due diligence and may add additional insights. They may mark properties for Flip, Cashflow, Both. Make them hot.
• Investors (users) are registered via the website and save their investment preferences for example city they want to buy property, type of property, expected ROI, Cash On Cash, etc., This is similar to most RE websites. When they login, they also see the properties on the map and listings are shown below it. They see the financial info, comps (sold / rented + active listings) for flip and rent, and neighborhood info.
• Investors (user) select the property they want to buy and informs us. The buying process takes outside of our website. Once the property is bought, DB is updated to add that property to that investors' portfolio.
• Allow investor (user) to manage their property portfolio and view the portfolio and property performance.
• Other pages needed : User registration / user management, blog, provision for partners to provide leads, let anybody find their home's worth, Contact Us page, Sell vs Hold page, Our Rental Listings, FAQ, Privacy, Disclaimer, Terms of use, About us
• This website needs to responsive i.e., work flawlessly across devices, needs to be SEO optimized, be a leads magnet and drive high conversion. Think of landing pages created via sites like [login to view URL], or [login to view URL]
• Website leads need to be integrated with our marketing and CRM tools viz., Mail-chimp and Zoho CRM.
