I'm looking to develop an access database and I'm having a few teething issues. I'm all over Excel and using VBA for both Excel and Word. I haven't done too much with Access, but broadly understand the concepts around a relational database, normalisation and sort of OK with a little bit of SQL. The task at hand I'm a mortgage broker and am looking to utilise Access to better manage the 'back book' of clients. Each month we receive a commission statement (in Excel format) providing details of any new settlements along with details of previously settled loans (ie. the 'Loan Book') along with a few other commission payment types. The focus of the database is Loan Book management only. Most people when describing their loans talk in terms of the property which the loan is secured against and the original loan amount, ie: "the loan against Rhodes for $250k" "the loan against Concord for $1.0m" So whilst we have account numbers in our monthly report, most people when they are on the phone have no idea what their account number(s) is/are. So the first task is to correctly identify the loan in question. To this end, I'm wanting a form/subform(s) that shows: Client Details Loan Details Security Details (ie. property address) At this point in time, I can create a subform with Client and Loan Details, or Loan and Security Details, but can't get all three to work together. If I can get guidance on how to make this work, I should be able to get the other related tables working correctly. Once the correct loan is identified, we can then update certain other tables (see below). Monthly Updates As I indicated above, we receive monthly updates from our Aggregator. The table t_loans will be updated each month by way of an import from Excel, as will some other tables. The only tables that will be updated via input from Access are: t_pricing t_security t_transactions t_valuations t_valuation_type t_loan_details So I need to make sure all the relationships are working correctly such that there are no update anomalies. I'm not expecting a freeby, so let me know what the cost for this will be and whether you need any further information. Regards, Gary

Hello, I am not sure if the simple form I will create for you will present the complete solution for you such as the issue like these: record not found, type entry, etc which will make the filter produces the invalid result. I think we should use the smart filter such as qualifying the filter weight, etc. So, it would be a smart filter because sometimes the operator will make mistaken on entry, or when we provide the drop down, it could be a long list.
