I have a 1.8 acre lot in Marathon FL, 58458 Overseas Hgwy, with plans to build two rental units and utilize this space for a wedding venue.

My wife and I are building two residential rental units at 58458 Overseas Hgwy totaling 10 bedrooms. The lot is approximately 1.8 acres and is scarified since Hurricane Irma. Our plan to develop this property will include renting it out as a wedding venue. We will enjoy it as well for personal use intermittently throughout the year. The permit for the primary structure has been issued, we are waiting on the contractor to get started hopefully in the next several months. We anticipate permitting for the second structure in the next several months. I am also working on a permit to add a second dock at the boat basin and an observation platform on the west side of the property.
The architect must have these abilities:
• Familiarity with South Florida horticulture and drought resistant plants
• Irrigation plan
• Lighting plan
• Hardscape plan
• Wedding venue requirements
I would like to move forward with landscaping in areas which are reasonable, such as the periphery, as it will likely be 18-24 months to complete construction, and having the extra time for the plants to develop will be of benefit.
For this property, here are the key items we are focusing on and need feedback from our design team.
• To make this property a success, landscaping for a wedding venue is critical, can you advise on this?
• I would like to have some areas landscaped for wedding photos, how many and where should these be?
• This property will be rented out with two buildings, and there is a need for multiple areas of private meeting spaces separated by space and vegatation. The ones I have in mind are:
o Main house pool
o Secondary house pool
o Water feature/tropical landscape on the west side of the property. The adjacent property is not developed and is substantially comprised of hammock.
o A planned observation platform on the west side of the property, permitting process underway.
o A planned Tiki hut near the shoreline on the property.
o An area near the beach, perhaps along the west property line, with two hammocks separated by some vegatation
o I am thinking some space on the north side near the property line perhaps in connection with the existing large trees on the property, see note below
o What is not included in the site plan is a second entrance on the east side of the property to allow access to the boat ramp; this will preclude creation of a meeting space there.
• We have annexed the Flagler Street site to our property and would like to know if we can plant native hammock vegetation on the highway side to act as a sound and visual barrier.
• We have plans for cisterns for both homes, and we anticipate needing city water to irrigate. We do need an irrigation layout and plan.
• We do have water service to the property.
• We need a lighting plan. We favor a more understated lighting plan.
• Regarding wedding venues, can you make recommendations on the space design for such a venue including how large a space for tents and porta potties.
• Can you help with a lighting plan for the pool, likely more colorful and entertainment oriented?
• Some plants will likely need to be removed (or moved) to allow the entrance driveway with palm trees lining it, can you comment on this?
• Can you make recommendations in your design for a wall on the highway side?
• Regarding landscaping style, we are interested in a mix of contemporary and tropical. We are comfortable with a tropical style on the west side of the property and the entrance to the main resident, but the other areas we would like to have some space. We are open to any ideas from the landscape architect and we are not fixed on these ideas.
• We would like to minimize eliminating the native plants on the survey above, I would like to discuss.
• We do not have a set budget for landscaping. We would like assistance from the landscape architect to develop a budget.
• To get the flowering plants to become established, the local iguana problem will need to be addressed with a local pest control company, can you recommend how this should be managed?
• I have met with a landscaper who has made some recommendations on fill to allow for salt resistant grass, can you recommend a local grass which meets this need?
• Some initial ideas and interests we have regarding the plants and trees:
o We would like flowering plants such as bougainvillea (big fan), hibiscus, plumeria, crepe myrtle, oleander and mandevillea.
o If this is reasonable, I would like to have a royal poinciana tree in space on the east side of the property. I would like to discuss with the architect how this would work and how it would impact the space for a wedding venue and the likely area for tents and portable potties.
o On the east side, we need to create a visual barrier near the shore, what is a good choice which will not encroach on the open space and allow flowering plants to thrive? Should this be native vegetation such as silver/green buttonwood?
o On the highway side we would like to plant some native vegetation as a visual and sound barrier if this is acceptable to the local.
o The main residence will have tropical landscaping for the entrance to this structure, I can forward plans for this.
o For the entrance to the property, two medjool palms at the entrance and smaller palms lining the driveway. What palms would you recommend for the entrance driveway?
o On the oceanside, palm trees for tropical effect. We would like to incorporate the palms on site if possible.
o Around the two pools, tropical vegetation and lighting for effect
o Along the periphery especially viewable from the house, bougainvillea or other flowering plant as listed above.
o We would like some tropical fruit trees scattered around the property: key lime, lemon, mango, avocado, orange, starfruit, passionfruit, guava, Barbados cherry, sugar apple, bananas, soursop (guyabano), dragonfruit
I am okay with a remote landscape architect, but I feel that an architect not a designer will help partition the space. This remote individual must be familiar with South Florida vegatation in general terms. I plan on engaging a local landscaper very familiar with practical local horticulture. I also am seeking a drone video survey to share with remote workers, not sure how quickly this will be available.
I need the architect to have experience with what a wedding venue in America needs to be successful. This may be the deal breaker for overseas architects, unless they can do the research.
